
St. James Kiwanis Courts West
For over 20 years, St. James Kiwanis Village has been evolving to meet the needs of Winnipeg’s aging population, creating a welcoming and supportive community for seniors. The Kiwanis Courts West project marked the final phase of this ambitious campus redevelopment, replacing outdated bungalow-style apartments with a modern, four-storey, 51-unit residence.
As Construction Manager, Bockstael Construction worked closely with the ownership group to deliver a thoughtfully designed, accessible, and low-maintenance building, ensuring that this final addition to the campus would provide safe, comfortable, and independent living for seniors for years to come.
With a 17-month timeline, we carefully planned site logistics, managed deliveries, and coordinated construction activities to minimize disruption to the existing community. Using hollow core concrete slabs for floors and balconies, CMU and steel stud framing, and low-maintenance exterior materials, we delivered a durable, high-quality structure that blends seamlessly into the Kiwanis Village campus. Noise, dust, and traffic control measures maintained a peaceful environment while clear communication with stakeholders kept the project running smoothly.
By balancing functionality, accessibility, and long-term durability, we helped St. James Kiwanis Village achieve its vision, bringing this multi-decade redevelopment to a successful and meaningful conclusion.
