Westboine Park Housing Co-op, a member-owned community in Winnipeg’s Charleswood neighborhood, needed a major restoration to modernize 153 townhomes and apartment units, improve energy efficiency, and extend the life of its buildings – all while keeping residents in place.

As Construction Manager, Bockstael Construction delivered a phased renovation that included full building envelope upgrades, new windows and doors, air barriers and rigid insulation, and shingled and insulated roofs. Our team also enhanced indoor comfort by installing heat recovery ventilators (HRVs) in townhomes and three-season sunrooms in apartments, alongside site grading and landscaping improvements to elevate the community’s functionality and livability.

Executing these upgrades in an occupied residential setting required careful coordination and clear communication. We worked closely with residents to minimize disruption, completing window removals and reinstallation within the same day – a major achievement given harsh winter conditions and the COVID-19 pandemic. Using scaffolds and aerial lifts, we provided safe and efficient access, keeping work on schedule while ensuring resident safety and comfort. Through proactive planning and daily collaboration with the co-op, we successfully delivered a modernized, energy-efficient living environment while maintaining the strong sense of community that makes Westboine Park Housing Co-op unique.
